The Brief:
Deliver resilient retail IT infrastructure and estate-wide network connectivity for one of London’s most high-profile mixed-use retail developments — without delaying Practical Completion or retailer fit-outs.
With opening day fixed and retailers preparing to trade, there was no tolerance for downtime, miscommunication, or incomplete systems high-traffic environment
The Challenge:
The project required full commissioning and integration of:
- Life safety systems
- BMS (Building Management Systems)
- CCTV and security
- Lift communications
- Estate fibre backbone
- Retail broadband and WiFi infrastructure
Beyond core infrastructure, we were appointed by Argent as the single point of contact for all retailers moving in with their IT and communications needs at Coal Drops Yard.
This included:
- Provisioning broadband and managed WiFi
- Supporting fit-out contractors and designers
- Managing short-term pop-up units
- Handling ongoing retailer churn and lifecycle changes
From independent start-ups to established brands with small units to large multi-floor units, each retailer required a tailored, scalable connectivity solution.
The Solution:
Working alongside BAM Construct UK, King’s Cross Estate Services, and specialist subcontractors, we delivered a fully integrated estate network that connected every retail unit to the wider King’s Cross infrastructure.
Key deliverables:
- High-capacity fibre connectivity into all comms rooms and retail units
- Secure integration with estate-wide CCTV and monitoring systems
- Lift voice line provisioning
- Centralised fire and access control connectivity
- Managed broadband and WiFi solutions for turnkey and pop-up units
By aligning stakeholders early and taking ownership of the IT strategy, we eliminated connectivity as a project risk.
The Results:
- All retailers opened on schedule for the launch of Coal Drops Yard
- Zero IT-related delays at Practical Completion
- Fully operational life safety and security systems
- Long-term retained retailer clients (6+ years and growing)
- Continued partnership with the King’s Cross Estates over a decade later
