Challenge:
We were invited to look at Phase 2 of this project, as Phase 1 had not gone as hoped or predicted. Our brief was to look at phase 1 and to review the ‘lessons learnt’ and how these could be taken into phase 2 of this project. (Phase 2 was 5 new plots).
The key lesson/challenge identified was that this site had a concierge office where parcels are received, CCTV was monitored from, and the access control was also controlled from. In the life span of this project, we have also moved the concierge office 3 times from 2 temporary locations, now into its permanent brick and mortar home.
Solution: We designed a scalable estate network that, when each plot was nearing ‘Practical Completion’, we could quickly and easily add the plot to the estate-wide network. Our network used the OFNL GPON network using a Metrolink connection (a Metrolink is an OFNL product available on their sites). The Metrolink is a point-to-point link connecting each node to the concierge office. At the concierge office we have a single broadband connection that enables each plot to get online with fast internet.
The Benefits: By installing and connecting each plot just before the commissioning phase, this enables the relevant sub-contractors (CCTV, BMS, Access Control & EV Charging), internet access for file updates, remote access, connection to the concierge, overall quicker commissioning and turnaround so PC dates can be achieved.
Achievement/s We now have 24 plots connected to our network, which has been over a 10 year period. There are still more phases to follow for 2026/2027. From the success of the earlier phases, SAND iT is specified in the design/bidding specification, ensuring the continued success of this network, no matter the main contractor or sub-contractor employed.
